Rental Agreement Holiday Homes Ottenskamp4 & Het Achterhuis

This page includes our Cancellation Policy, Terms and Conditions, Privacy Policy, House Rules, and Jacuzzi & Sauna Rules. If there is a violation of one or more points in this rental agreement, the landlord is entitled to cancel the booking. If any violations are reported by the tenant, appropriate actions will be taken, but sanctions are not necessarily required.

1. Cancellation Policy

Cancellations must be submitted via the contact form on the landlord's website, by phone, or email.
Cancellation more than 6 weeks before arrival: the 30% deposit is non-refundable.
Cancellation between 6 and 2 weeks before arrival: 80% of the rental amount will be charged.
Cancellation within 2 weeks before arrival: 90% of the rental amount will be charged.
Cancellation on the arrival date or during the stay: the full rental amount is due.
If the tenant finds a replacement tenant, the rental amount will be reduced by the amount paid by the new tenant, minus €100 administration fees.
If the landlord cancels the booking, the full rental amount will be refunded to the tenant at all times.
A 30% deposit is required when booking and is non-refundable.

2. Terms & Conditions

Rental Period and Payment:

The rental period runs from 16:00 on the arrival day to 10:00 on the departure day. Late check-out on Sunday is possible after consultation and may require an additional fee.
A 30% pre-payment must be paid upon booking. The remaining amount must be paid no later than 6 weeks before arrival. If the tenant does not respond to contact attempts, the landlord is entitled to release the property. The deposit paid will be forfeited.

Security Deposit:

The security deposit will be refunded within 7 days after departure, provided there is no damage. The deposit for Ottenskamp4 is €300 and for Het Achterhuis is €450. It must be paid before arrival, or after consultation, it may be paid upon arrival.

Cleaning Costs:

Cleaning costs are €70 for Ottenskamp4 and €115 for Het Achterhuis. Additional cleaning fees will be charged if the property is not left tidy and broom clean.

Maximum Number of Guests:

Ottenskamp4 accommodates a maximum of 4 people, and Het Achterhuis accommodates a maximum of 10 people. If this maximum is exceeded, the landlord is entitled to cancel the booking at any time.

Damage and Liability:

The tenant is responsible for any damage to the property and inventory. Any costs will be deducted from the security deposit. If the costs exceed the deposit, legal action may be taken. Tenants are advised to take out travel insurance.

3. Privacy Policy

Collection of Personal Data:

During the booking process, data such as name, address, phone number, email, and payment information will be collected.

Use of Personal Data:

This data will be used to process the booking, communication, and possible refund of the deposit.
Data will only be shared with third parties if necessary for the execution of the agreement, such as payment of the tourist tax and possible insurance work.

Surveillance Cameras:

Surveillance cameras are present for the safety of guests. These cameras are focused on shared outdoor areas and the driveway and are used only for security purposes and compliance with the rental agreement. The footage is stored for a limited period and is not shared with third parties unless required by law.

4. House Rules

Arrival and Departure:

Check-in from 16:00, check-out between 9:00 and 10:00.
Late check-out on Sunday is possible, subject to consultation and additional payment.

Visitors:

Visitors must be registered in advance. Visitors must leave the premises by 23:00 unless otherwise agreed.

Waste Separation:

Separate plastic, metal, and drink cartons (PMD) from glass, paper, and residual waste. Specific bins are provided outside.

Cleaning:

The property must be left broom-clean. The kitchen, refrigerator, and dishwasher must be empty and clean.
All dishes should be cleaned and dried and placed in the cupboard in their original spots.

Use of Sauna and Jacuzzi:

Showering is mandatory before using the jacuzzi.
A maximum of 4 people may use the jacuzzi at the same time.
No clothing should be worn in the jacuzzi, except if the clothing is first thoroughly rinsed with clean, lukewarm tap water (also after washing swimwear to remove phosphates and soap residues).

Noise and Quiet Hours:

No parties or loud gatherings are allowed. Quiet hours are from 23:00 to 08:00.

Heating and Energy Use:

The heating is set automatically and should not be adjusted.
Tenants should avoid excessive energy use, such as keeping doors and windows open unnecessarily. Any complaints about temperature should be reported to the landlord.
The use of energy-intensive appliances must be discussed and approved by the landlord.
Electric vehicles must only be charged at the designated electric charging station.

Wood for Fire Pit:

Firewood for the fire pit is available for €7.50 per wheelbarrow. Only the provided wood should be used. Tenants must inquire with the landlord for wood instead of collecting it themselves.

WiFi:

Free WiFi is available for both properties. Passwords will be provided upon arrival.

Electric Vehicle Charging Station:

The electric vehicle charging station is solely for charging electric vehicles.
Use of the charging station must be discussed with the landlord.
The charge for the use of the station is €0.25 per kilowatt-hour.

Pets:

Pets are not allowed at the property..

Smoking and Fire:

Smoking, vaping, and other forms of smoking are prohibited inside the properties.
Use of fire pits or any open flames inside the properties is strictly prohibited.
Keep smoke detectors free from obstruction. Do not place items above or around the smoke detectors. It is also prohibited to deactivate smoke detectors.
In case of fire, immediately exit the property and follow the evacuation routes. Report the situation to the landlord and the fire department if necessary.

5. Jacuzzi & Sauna Rules

Jacuzzi:

Use of the jacuzzi costs €50 per session. The specific time and day of use must be discussed and agreed upon with the landlord. Extra usage of the jacuzzi can be discussed before or during the booking period.
A maximum of 4 people may use the jacuzzi at the same time.
Showering before use is mandatory.
No clothing should be worn in the jacuzzi (unless it is first rinsed thoroughly with clean, lukewarm tap water).
Eating or drinking in the jacuzzi is not allowed, except water.
If the water is contaminated, additional cleaning costs (€75-€100) will be charged. Please notify the landlord in advance so appropriate action can be taken.
Jacuzzi filter times are from 00:15 to 08:00 and from 12:30 to 14:30. Use of the jacuzzi is not allowed during these times.
After use, the cover must be replaced on the jacuzzi. If this is not done, please inform the landlord.
If any damage occurs to the jacuzzi or accessories, or if rules are violated, please inform the landlord so appropriate action can be taken.

Sauna:

Use of the sauna costs €25 per session. The specific time and day must be discussed and agreed upon with the landlord. Extra use of the sauna can be discussed before or during the booking period.
The tenant must use a towel when sitting in the sauna to prevent direct contact with the sauna benches.
Eating or drinking in the sauna is not allowed, except water.
The sauna should not be used between 00:15 and 08:00.
If the sauna is contaminated, additional cleaning costs (€75-€100) may apply. Please notify the landlord early to allow appropriate action.
Any damage to the sauna or its accessories, or violations of the rules, should be reported to the landlord.
